Before you start
Inspect before moving boxes in, while floors, walls and equipment remain visible. Tel Aviv's model lease annexes illustrate a record structure only.
Who is this guide for?
Tenants and landlords documenting the apartment at handover.
An organisational recommendation. Responsibility and the record's significance depend on the contract, circumstances and law; signing a checklist is not an engineering inspection.
The checklist
Prepare a room-by-room list
Contract and existing inventory.
Record what was not checked instead of marking everything satisfactory.
Take wide and detailed photographs
Camera or phone with storage space.
Do not photograph the previous resident's personal documents.
Separate inventory from defects
Equipment list and accessible serial numbers.
The model's terms do not become part of your lease unless agreed.
Record meters and access items
Recommended meter photos and key list.
Professional electrical or gas inspection is not part of a self-guided tour.
Send the final version to both parties
Handover record, files and delivery confirmation.
Do not sign that the property has no defects while recorded issues remain unresolved.

Frequently asked questions
Is a photograph alone enough?
Link each photo to a record entry and keep the date, location and correspondence. This is documentation advice, not a guarantee of evidential weight in court.
